Braintree has a long history of making things well.
This is the town where Crittall built its steel-framed windows, and that link with good glazing still runs through the district. Our timber garden rooms in Braintree share that focus on what goes into a building: an engineered timber frame, insulation in the walls, floor and roof, and anthracite aluminium doors and windows that bring in the light. The result is a room that is as useful in December as it is in June.

Great Notley grew up from the 1990s onwards as a planned community, with Great Notley Country Park at its heart. Many of the detached and semi-detached homes here have tidy, regular gardens that are ideal for a room at the end of the lawn, such as:
Newer developments can carry their own planning considerations, and we identify these during design.

North of the centre, Bocking’s older streets include period cottages and Victorian terraces, with parts of the area protected by conservation designations. To the west, Rayne offers a village setting with more varied plot sizes. In these areas, natural timber cladding and proportions that suit older homes help the room sit comfortably beside historic buildings.

The Flitch Way follows the route of the old railway line west from Braintree towards Bishop’s Stortford. Homes that back onto green corridors like this suit a garden studio with full-height glazing or bi-fold doors across the front, turning the view into part of the room.

Braintree Village, the outlet centre near the A120, draws visitors from across the region. For residents, the bigger draw is often the connection to London via the branch line through Witham, or the A120 and A131 for car commuters. As more people work from home for part of the week, a dedicated garden office has become one of the most practical additions to a Braintree home.

Garden studios
A garden studio needs the light, power and finish the work demands. Roof lights and full-height glazing can be positioned for north light for painting or even light for photography, with plastered walls, hard-wearing flooring and built-in worktops. Garden studios start from £23,500.
Garden offices
For commuters using the branch line or the A120, a garden office gives you a quiet base on home working days, with hard-wired data, a WiFi access point and dedicated circuits for computers and screens.
Garden gyms
A garden gym saves the drive to the leisure centre. Reinforced floor zones take the weight of racks and plates, and air conditioning with ventilation keeps the room usable in summer.

Planning depends on what you are building and where: the size, position, height and use of the room, and the property itself. Many garden rooms in Braintree can be built under permitted development, but listed homes, conservation areas such as parts of Bocking and some newer developments need a closer look. We identify any planning or Building Regulations requirements during design.
08
There are no separate groundworkers, electricians, plasterers or air-conditioning installers to find and chase. One team builds the whole room, from the foundations to the final coat of paint, with one contract and one point of accountability.

We do not build glorified sheds. Our timber garden rooms are insulated in the walls, floor and roof, wired by our own electricians, plastered, painted and floored, with air conditioning available for year-round comfort.
Garden studios start from £23,500 and garden offices from £22,500, fully finished. The final figure depends on size, specification and site, and your quotation itemises what is included.
We discuss the purpose, size, specification and budget, visit your property, design the room with visuals, and give you a clear quotation. Our team then manages the complete build through to handover.
